Mold in air vents

Mold in vents is a symptom of a moisture problem in the HVAC system — the signs, the real cause, and who fixes it.

Mold at an air vent looks like a surface problem — a smudge on the register you could wipe off. It usually isn't. A vent is one visible end of a sealed system of ducts, coils, and a drip pan, and mold shows up there because the system is making and holding moisture. Wipe the register and the growth returns, because the register was never the cause. Signs mold is in your vents and ducts

Two signals are worth trusting. The first is smell: a musty, earthy odor that strengthens when the heat or air conditioning kicks on and then drifts through the house is the classic tell of growth inside the system, because the blower is pushing air across the mold and out through every register. A smell that tracks with the HVAC cycle — not with a particular room or with rain — points at the ductwork or the air handler. The second is what you can see. Look at and just inside the supply registers, at the vent covers themselves, and at the ceiling or wall around them for dark specks, fuzzy patches, or black streaking. Streaks radiating out from a register often mean condensation is forming there and dust is sticking to the damp metal. Why mold grows in HVAC systems

Mold needs three things — moisture, a food source, and a surface — and an air conditioning system hands it all three. The food is ordinary house dust that settles inside the ducts. The surface is the ductwork, coils, and insulation. The variable that decides whether mold actually grows is moisture, and HVAC systems create it in several ways:

  • Condensation on cold ducts. When cold supply air chills the duct walls and warm humid house air touches them, water condenses on the metal — the same way a cold glass sweats in summer. The EPA specifically advises covering cold surfaces such as cold-water pipes with insulation to stop this, and treats rust on a drainpipe as a sign that condensation is happening there.
  • The cooling coil and drip pan. The evaporator coil pulls moisture out of the air by design, and that water drains through a pan and condensate line. If the pan stays wet or the drain clogs, you have a permanently damp reservoir feeding the air stream. The EPA's fix is direct: keep the drip pan clean and the drain lines unobstructed and flowing properly.
  • An oversized or short-cycling AC. A unit that is too large cools the house fast and shuts off before it has run long enough to dehumidify. The rooms feel cold but clammy, indoor humidity stays high, and moisture collects on ducts and registers.
  • High indoor humidity generally. Above roughly 60 percent relative humidity, mold finds the moisture it needs on many surfaces. The EPA recommends keeping indoor humidity below 60 percent — ideally between 30 and 50 percent — and venting moisture-producing appliances outdoors.

Notice that every cause is a moisture problem, not a dirt problem. That is the whole reason scrubbing a register never sticks — and it's the same principle behind preventing mold anywhere in the house: control the water and the mold has nothing to work with.

Is mold in the vents a health risk?

Keep this measured. For some people, exposure to mold can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes, or a skin rash, and people with asthma or a mold allergy can have more severe reactions, according to the CDC; people who are immune-compromised or have chronic lung disease can develop lung infections from mold. Most healthy people exposed to a small amount have mild symptoms or none. What makes the HVAC case a little different from a patch of mold in one corner is distribution: a vent blows air into every room, so growth inside the system can move spores around the home more widely than a contained spot would. Does duct cleaning fix it? What the EPA actually says

Duct-cleaning ads make it sound like a cure. The EPA is more careful. In Should You Have the Air Ducts in Your Home Cleaned? the agency says duct cleaning has never been shown to actually prevent health problems, and does not recommend routine cleaning. It does list substantial visible mold growth inside hard-surface ducts or on other HVAC components as one of the conditions where cleaning may be warranted — alongside vermin infestation and ducts clogged with debris.

But the EPA attaches a condition that matters more than the cleaning itself: if any of those problems exist, they usually point to an underlying cause, and that cause must be corrected before cleaning, retrofitting, or replacing ducts — or the problem will simply recur. In plain terms, cleaning removes today's mold; it does nothing about the condensation or the wet drip pan that grew it, so it grows back. The agency calls moisture control the most effective way to prevent biological growth in air ducts of any kind.

One more detail decides whether cleaning is even possible. On ducts lined with fiberglass insulation, the EPA says that if the insulation gets wet or moldy it cannot be effectively cleaned and should be removed and replaced. Porous, moldy insulation isn't a scrub-and-save item — it comes out. That's the same rule that applies to moldy drywall or carpet, and it's why "just clean the ducts" is often the wrong frame for the job.

HVAC pro or mold remediation pro?

Because the problem has two halves — a moisture source and the growth it caused — the fix usually involves two skill sets:

  • An HVAC technician owns the moisture source. Right-sizing a short-cycling system, clearing and cleaning the condensate drain and drip pan, sealing leaky ducts, and insulating cold runs so they stop sweating are all HVAC work. Without this, no cleanup lasts.
  • A mold remediation pro owns the growth. Removing mold from the coils and duct interior, replacing wet or moldy duct insulation, and — critically — containing the work so the cleanup doesn't blow spores through the rest of the house is remediation work. The EPA recommends professional help when mold covers more than about 10 square feet or when you suspect the HVAC system itself is contaminated — precisely the vent-and-duct case.
